Concrete Repair 101: 5 Signs Your Driveway, Patio, or Foundation Needs Attention

Concrete is built to last decades, but Florida’s soil, humidity, and heat cycles put it to the test. Here’s how to tell the difference between normal wear and a problem that needs professional attention.

1. Cracks Wider Than a Quarter Inch

Hairline cracks are common and often cosmetic. Cracks you can fit a coin into, or that keep growing, often point to shifting soil or a failing base beneath the slab.

2. Uneven or Sinking Sections

If part of a driveway, walkway, or patio has visibly settled lower than the rest, water is likely eroding the base material underneath — a problem that gets more expensive the longer it’s left alone.

3. Pooling Water After Rain

Concrete is supposed to shed water, not hold it. Standing water after a storm usually means the slope has changed or the surface has settled, and prolonged pooling accelerates further cracking.

4. Crumbling or Flaking Surface (Spalling)

When the top layer of concrete flakes away, it’s often a sign of moisture intrusion or a weak original pour — and it tends to accelerate once it starts.

5. Cracks Near the Foundation Line

Cracking at or near where a slab meets the home’s foundation deserves a professional look sooner rather than later, since it can point to a foundation-level issue rather than a surface one.

What We Actually Do About It

Not every crack needs a full replacement. Depending on severity, solutions range from crack injection and resurfacing to full slab replacement and site regrading. Our Concrete, Site Work & Repairs team assesses the cause first — not just the symptom — so you’re not paying to patch something that will fail again next rainy season.
