Most whole-home remodels in Tampa Bay need at least one permit, and the timeline depends more on inspections and material lead times than on the actual construction work. Here’s what to expect before you sign a contract.
Do You Need a Permit?
Structural changes, electrical and plumbing work, room additions, and most kitchen or bathroom remodels require permits from your local building department (Pinellas County, Hillsborough County, or the relevant city). Cosmetic work like painting, flooring, or cabinet swaps usually doesn’t. A licensed contractor pulls the permits as part of the job and schedules the required inspections; if a contractor tells you permits aren’t needed for structural or system work, that’s a red flag, not a shortcut.
How Long Does a Remodel Actually Take?
A single-room renovation (a kitchen or bathroom) typically runs 4 to 8 weeks once work starts, while a whole-home remodel can run several months. Permit review and inspection scheduling can add 1 to 3 weeks on top of the build itself, and custom materials (cabinetry, countertops, specialty fixtures) often have the longest lead times, sometimes 6 to 10 weeks. Building that lead time into your schedule up front avoids the most common source of delay.
How to Prepare Before Work Begins
Confirm your contractor’s license and insurance, get a written scope of work and payment schedule, order long-lead materials as early as possible, and set up a temporary kitchen or living space if the project will affect daily use of your home. Ask your contractor directly which permits the project requires and who is responsible for scheduling inspections.
